As well, investors looking for a reasonably-priced, tear-down bungalow in a neighbourhood that will command high prices for the modern, custom built home they erect in its place.

East York is one of Toronto's most underrated real estate pockets and well worth a look, particularly if you're looking for a detached property on a budget.

This reasonably-priced pocket of east end Toronto, north of the Danforth, was once considered a neighbourhood for seniors. While there is still a high percentage of retirees, the demographics of East York have changed dramatically in recent years. More and more young people are seeing the incredible value in this neighbourhood with an abundance of detached bungalows and two-storey Toronto homes for sale at reasonable prices.

East York has a number of major streets running through it that offer convenient amenities including the shopping strips along Pape and Woodbine. For those on the south end, it’s within walking distance of the Danforth. Its proximity to major routes in and out of the city make East York a great location for commuters.

East York has a large geographic span. It’s bordered between Broadview Avenue on the west and Victoria Park on the east, and running from just south of Mortimer all the way north to O’Connor Drive.

East York offers some of the best property values in the city, particularly for those set on buying a detached house. If you can score a place within a few blocks of elite areas like Playter Estates, you’re likely to see your property values rise dramatically in the coming years.

It’s also a great choice for buyers looking for a large lot to build their dream home. Many affordable, older bungalows sit in prime positions and can be torn down for a new build. This is also what attracts many investors to the area. A typical street in East York's more affluent pockets will feature multiple, custom-built mini-mansions dotted between the original condition, post-war bungalows that the area has traditionally been known for.

Some East York properties have large lots which are great for kids to play in, plus there are multiple recreational centres, clubs and parks in the area.

Kids and parents interested in sports will find lots of options from the Dentonia Park Tennis Club to league hockey and skating lessons at East York Memorial Arena. There are also East York soccer, curling and baseball leagues. As well, Taylor Creek Park has a great paved trail for family walks and cycling.
