Looking for a seasonal camp where you can enjoy all the great outdoors has to offer? 5 Highway 805 in River Valley, located along the Sturgeon River, has what every outdoor enthusiast is looking for. Whether you enjoy swimming, fishing, boating or canoeing, you are right on the Sturgeon River. On the other hand, maybe you prefer exploring the AVT and snowmobile trails or taking in the beautiful landscapes and the peace and quiet. The one-and-a-half-storey camp with views of the river has plenty of space for you and your guests to sleep. Gather in the open concept main living space where you have your living room, dining area and kitchen. There are two bedrooms on the main floor with a four-piece bathroom and a loft for additional sleeping space. The wood stove keeps the whole place cozy and warm inside. You can also retreat to the screen-enclosed front porch, where you can enjoy the view and the fresh evening air without the annoyance of the pesky mosquitoes. The camp is powered by both solar power and/or 1800 watt generator. There are four 100 Watt solar panels on the metal roof and batteries inside the camp. Some light run directly on solar power. There is a converter that can be used to change the battery power to 110 power for the other overhead lights and to power small appliances. The sale includes a new gas water pump, water filter, 1 1/4 inch ABS black pipe, and a foot valve. The new owner would need to set it up to pump water up from the river as the water system is currently not working. There is a 50-gallon water tank in the loft. The hunting zone is Wildlife Management Unit 41 and directly behind the hunt camp the old railway bed is part of the official snowmobile trail system and the OFSC trail system.
