Already Canada’s sixth largest city, Mississauga is primed for further development as the fastest growing major city in the country. Mississauga Real Estate has been steadily gaining in popularity over the last few decades and it’s easy to see why. Thanks to its city centre amenities, improvements to transit infrastructure, proximity to Toronto and the airport and its value proposition in terms of houses for sale in Mississauga, this city is a rising star.
What sets Mississauga Real Estate apart from Toronto is that, because this is newer city in terms of its housing stock, there are more good-condition, solid homes in family neighbourhoods that aren't going to cost buyers a fortune after closing day–i.e. a house that's under $800,000 isn’t likely to cost you an additional $200,000 in renovations just to make it liveable. Plus, you're more likely to get a detached home on an average budget here than you would be in Toronto. There’s some really stunning, well-priced Mississauga condos and townhomes as well that offer a more affordable alternative to Toronto's downtown condo stock.
There is a misconception that all Mississauga homes are inexpensive and that's not the case. Although they tend to offer much greater bang for your buck than houses for sale in Toronto do, there are a lot of Mississauga homes that push well into luxury price-points. What's nice about Mississauga, though, is that individual communities tend to provide a greater range of property types and price points within their borders than Toronto neighbourhoods do. This means that younger buyers actually stand a chance of buying into an exclusive neighbourhood.

What’s nice about Lakeview Real Estate is that there’s a surprisingly large variety of sizes, types and price points of Lakeview homes for sale within a fairly small and exclusive footprint. If you’re interested in investment opportunities, this is a great ' hood to consider–particularly if you’re willing to live in an older bungalow as-is for a few years while the area continues to appreciate OR if you’re looking for a tear-down property on a large lot on which to build a custom home. We’ve seen many new builds go for double the cost of older bunglaows just a block or two away. Not only that, often times, the older, cheaper bungalows are on better lots, backing onto features like the golf course.
Fairview homes for sale, just a little southwest of downtown Mississauga, have really soared in popularlity because of their affordability and proximity to the city centre / Square One shopping centre. This is a great area for first-time buyers to start their property hunt. Fairview is known for its affordable condos although there are detached homes to be found as well. There are also a large number of Mississauga apartments for rent in this culturally-diverse neighbourhood.
Another great Mississauga neighbourhood is Clarkson. Clarkson Real Estate is becoming increasingly popular with young couples buying their first family home together. It’s traditionally been an older community with high Polish, Dutch and Ukrainian populations but we’re seeing a demographic shift here as more and more young Torontonians make the move west. Buyers can find modest detached houses for sale in Clarkson near the lake (and the GO Train for an easy commute) for the price of two-bedroom condos in Torontos.
There are also plenty of luxury Clarkson homes too, typically in the $1.5M to $3M range. If you’re on an average budget, you’ll likely need to compromise with an older, fixer-upper or a townhome but you will be gaining entry into an exclusive neighbourhood that’s sure to appreciate well in terms of value. We think a solid, Clarkson home is a really smart first or second property purchase for young buyers looking to grow their wealth through Real Estate.
Port Credit is another great Mississauga community that’s continuing to gain momentum with both professionals and retirees. As with many other Mississauga communities, there’s a wide range in the types of Port Credit homes for sale–everything from multi-million dollar luxury, lakeside estates to surprisingly affordable, modern condos with stunning views out over the waterfront. The small-village feel (Port Credit is more self-contained than other Mississauga neighbourhoods) and bustling nightlife are an unexpected combination that’s attractive to many buyers looking for a “small town in the city” to call home.
