Description
The Danforth neighbourhood - not to be confused with the shopping & dining district along its southern borders on Danforth Avenue, also referrred to in common vernacular as "The Danforth" - is a wonderful, family-friendly neighbourhood with a mix of young families as well as seniors who have lovingly maintained their homes for decades. Buyers searching here will find a mix of semi-detached and detached two- and three-storey Danforth homes for sale - mainly three-bedroom although there are four-bedroom homes to be found.
Homes for sale in The Danforth are a wise investment. There’s been a visible sea change in recent years with older homes being replaced by new builds and builder’s permits posted in the windows of many area homes undergoing extensive interior renovations.
Homes west of Pape come at a premium. However, when compared to the plethora of pricey, renovated century homes in neighbouring Playter Estates and Riverdale, even the higher-end abodes in The Danforth offer comparatively good value without sacrificing on proximity to the amenities and subway stops along Danforth.
A note for families looking at getting into the coveted Jackman school district: Jackman is a dual track school offering a high-demand French immersion program but you’ll have to prove you live within the catchment borders to gain admittance for your kids; it’s a “closed school” meaning only those living in Playter Estates or The Danforth west of Pape, south of Nealon, will qualify for the English program; French immersion is on a lottery system.
Best For
Families looking for houses for sale in Toronto in a well-appointed east-end neighbourhood who are priced out of Riverdale and Playter Estates.
Overview
The Danforth is a wonderful family neighbourhood for buyers set on Toronto homes for sale in prime east-end territory but who have more moderate budgets than the exclusive pockets of Riverdale and Playter Estates will cater to. This neighbourhood is just a little further east of the luxury neighbourhoods that hug the Don River Valley and offers many of the same amenities including the shops and restaurants along Danforth.
Plus, Danforth homes for sale at the far west-end of the neighbourhood share the coveted Jackman Avenue Public School catchment with Playter Estates residents. However, home prices here reflect this; parents need to think hard about whether the extra $100,000+, potentially significantly more, is worth it. For many, though, a Jackman or Frankland education is top priority and worth paying extra for.
Why We Love The Danforth
You’re Perfectly Positioned to Cheat on Your Neighbourhood
The Danforth is a wonderful residential neighbourhood that is a great place to put down roots. But one of the reasons why it’s priced lower than its neighbours to the west, beyond the school districts, is that it’s a little further out from the prime commercial strip of Greektown between Broadview along with Pape and the lovely green spaces enjoyed by Riverdale residents in Riverdale Park and Withrow Park.
Yet these destinations are just a short stroll from most Danforth homes. You really get the best of both worlds here – lovely, family homes at more reasonable prices within walking distance to the best recreational and lifestyle offerings of their exclusive neighbours.
